South Beach saw historically high sales in 2012 with approximately $422 million in sales amongst the 7 main condo buildings.

Apogee

Apogee Condos, considered to be the most exclusive luxury condos in the area, are located on the Biscayne Beach side of South Beach with views of downtown Miami, Biscayne Bay, Miami Beach and the Atlantic Ocean. The 67 units consist of large 3 and 4 four bedroom layouts with only 4 units per floor. Construction finished in late 2007, with sales closing the first part of 2008 and starting at approximately $1,512 per square foot. The current selling price is over $1,880 per square foot, although the selling price dropped during the real estate correction in 2009 to $1,225 per square foot. Since the 2009 lows, there has been an increase of 54% and an increase of 10% over 2011 prices.

The Continuum North Tower

Completed in 2008, The Continuum North Tower is South Beach’s newest building to the luxury condo scene and is located on the Atlantic Ocean side of South Beach. The Continuum North Tower is part of a 12-acre oceanfront private resort complex with 203 units ranging in size from 700 square feet to over 7,000 square feet. Amenities include private cabanas, lofts and town homes, which are currently selling at a historically high price per square foot. The average selling price per square foot has increased approximately 43% since 2009 and has increased approximately 14% since 2011.

The Continuum South Tower

The Continuum South Tower condos are located on the Atlantic Ocean side of South Beach and are also part of the 12-acre oceanfront private resort complex in which you will find The Continuum North Tower. These condos are currently selling at a historically high price per square foot and have seen increases of approximately 55% since 2009 and a 17% increase since 2011.

Icon

Designed by the world-famous architect and designer, Philippe Stark and developed by Jorge Perez, the Icon is located on the beautiful Biscayne Bay side of South Beach with views of downtown Miami, Biscayne Bay, Miami Beach and the Atlantic Ocean. There are 281 units ranging in size from 851 square feet to 9,000 square feet. The average selling price has increased by approximately 61% since 2010 and approximately 26% since 2011. The Icon has seen significant increases in the average selling price per square foot from 2011 to 2012, with a 20% increase projected for the future.

Portofino Tower

A landmark high-rise condominium complex in South Beach, Portofino Tower has views of the Atlantic Ocean, Government Cut, Miami Beach, Biscayne Beach and downtown Miami. This building has 220 units, with large floor plans that include three-story penthouses. The average selling price per square foot has increased approximately 36% since 2009 and approximately 20% since 2011.

Murano at Portofino

Located on the Biscayne Beach side of South Beach, condos at Murano at Portofino have views of Miami, Biscayne Bay, Miami Beach and the Atlantic Ocean. There are 189 units with sizes ranging from 1,200 square feet to the penthouse of 4,800 square feet. The average selling price per square foot has increased approximately 17% since 2011.

Murano Grande

The luxury condos at Murano Grande feature some of the most elegant sky homes in Miami Beach, with 269 units ranging from 400 square feet to almost 4,000 square feet. Murano Grande is located along the Biscayne Bay side of South Beach, with views of downtown Miami, Biscayne Bay, Miami Beach and the Atlantic Ocean. The average selling price per square foot has increased approximately 33% since 2009 and almost 20% since 2011.

Schools, Health, Transportation

The Miami-Dade County Public School District operates two elementary schools and one high school. There are also a handful of private education establishments, including two Jewish schools.

For healthcare needs, many of Florida’s top hospitals are located in the Miami Beach area, which include three Mount Sinai Medical Center locations.

For domestic and international flights, there is the Miami International Airport, about 12 miles west of South Beach, or Ft. Lauderdale-Hollywood International Airport, about 30 miles north.
